Purpose: This full-time, 40-hour/week position in the Housing Management Operations Department will install drywall and perform plastering and masonry renovation and maintenance work as directed at ACHA sites.

Essential Job Functions:

  1. Calculates, measures, trims, fits, and fastens wallboard or sheetrock into specified position, using hand tools, portable power tools, or adhesive.
  2. Measures and marks cutting lines on framing, drywall, and trim, using tape measure, straightedge or square, and marking devices.
  3. Installs blanket insulation between studs and tacks plastic moisture barrier over insulation.
  4. Removes plaster, drywall, or paneling, using a crowbar and hammer.
  5. Assembles and installs metal framing and decorative trim for windows, doorways, and vents.
  6. Seals joints between plasterboard or other wallboards, mixes sealing compound, presses paper tape over joints to embed tape into compound and seal joints, or tapes joints using mechanical applicators that spread compound and embed tape in one operation.
  7. Sands rough spots after compound dries, fills cracks and holes in walls, and may apply texturing compound and primer to walls and ceilings preparatory to final finishing, using brushes, roller, or spray gun.
  8. Lays out reference lines and points, computes the position of framing and furring channels, and marks position, using chalk line.
  9. Suspends angle iron grid and channel iron from the ceiling, using wire.
  10. Installs horizontal and vertical metal or wooden studs for attachment of wallboard on interior walls, using hand tools.
  11. Cuts metal or wood framing, angle and channel iron, and trim to size, using cutting tools.
  12. Cuts openings into the board for electrical outlets, windows, vents, or fixtures, using a keyhole saw or other cutting tools.
  13. Removes old plaster and laths from walls and ceilings; erects and repairs lath and corner beads; mixes plaster to proper consistency, cleans surfaces to be plastered, applies plaster to walls and ceilings, and finishes all plasterwork.
  14. Installs brick, block, tile, rubble, and marble walls and partitions, and terrazzo, cement, and marble floors.
  15. Pours and finish retaining walls and walks.
  16. Maintains, renovates and repairs plastering and masonry work according to blueprints, schematics, and verbal instructions.
  17. Performs other related duties incidental to the work described herein.
  18. Ability to understand and follow oral and written instructions.
  19. Must have and maintain a valid PA driver’s license and use of a personal vehicle.
  20. Must understand dispute resolution concepts and interact well with diverse individuals and groups.
  21. Ability to communicate with people from a broad range of social and economic backgrounds
  22. Must be computer literate with Windows-based software.
  23. Must be physically able to access all units, common areas, and grounds for work purposes
  24. Must be able to work while standing or walking for extended periods of time
  25. Must be able to run, stoop, crouch or climb
  26. Must be able to work, move, or carry objects of varying weights (at least 50 lbs.)
  27. Must be able to use tools of the trade, as well as common office machines, including PCs.
  28. Must be able to work in hot, cold, damp, or dusty areas, both inside and outside

Education/Experience: High school diploma or equivalent, with course work in skilled crafts or trades training. A minimum of 3 years trade experience, or any acceptable combination of education, training, and experience that provides the above knowledge, ability and skills of the trade’s standard practices, materials and processes.

Special requirements:

  • Exhibits a professional manner and communicates in a when dealing with coworkers and residents while at work.
  • Good knowledge of common maintenance practices, tools, terminology and accident precautions of one or more trade.
  • Able to read, understand, follow detailed instructions and work in accordance to prescribed standards and procedures.
  • Ability to be on-call after normal working hours and/or on weekends and holidays, per the CBA.
  • Must possess current PA Driver’s License and use personal vehicle as needed.

Physical requirements: Must be able to continually perform the physical duties of this position and work in the environmental conditions required. Must be physically able to access all units, common areas, and grounds and be able to work while standing or walking for extended periods of time. May need to lift objects weighing up to 80 lbs and carry up to 30 lbs. Must be able to use stairs, ladders, bend, stoop, and crouch. Must be able to work in hot, cold, damp or dusty areas and have a level of manual dexterity to operate equipment and make small detailed repairs.
